BASF suspends partial sale of housing portfolio of its subsidiary BASF Wohnen + Bauen GmbH

• Significantly changed market conditions lead to reassessment of planned housing sale
• Sales process for approximately 3,300 residential units suspended until further notice

BASF has decided to suspend the sales process announced in February 2026 for part of the housing portfolio owned by its subsidiary BASF Wohnen + Bauen GmbH. The planned sale was intended to support BASF’s corporate strategy of increasing its focus on its core businesses. Originally, the plan was to market a total of around 4,400 residential units. This included 3,300 apartments to be sold as a single package together with the associated buildings as well as 1,100 individual condominiums. While the sales process for the package has been suspended until further notice, the sale of the individual condominiums will continue.

As part of the sales process for the package, BASF held discussions with various potential buyers. These discussions revealed strong overall interest in the portfolio. However, after carefully evaluating the offers received and assessing current market conditions, BASF concluded that a sale at this time would not generate the desired added value for the company.

“The conditions in the real estate and capital markets have changed significantly over the past few months. The sales process is currently taking place in a different interest rate environment and in a market that remains volatile and characterized by uncertainty,” said Dr. Helmut Winterling, President European Verbund Sites, BASF SE. “We have a responsibility to make economically sustainable decisions. A sale that does not create value is therefore not an option for us. For this reason, we are suspending the process until further notice and will continue to monitor market developments.”

The decision will not result in any changes to the current living situation for the tenants of the affected apartments. The portfolio of 3,300 residential units that was intended to be sold as a package together with the buildings will remain the property of the BASF subsidiary. The sales process for the approximately 1,100 units that have been converted into individual condominiums will continue and will be coordinated directly by BASF Wohnen + Bauen over the coming years.

We will continue to fulfill this responsibility for the 3,300 apartments.”
